Home insurance
We recommend you to get an home insurance that covers your personal belongings, if something breaks in the apartment, or in case of fire or water damage.
You can also check with your company if you have any insurance.
During your stay
Take extra care of the provided living space. All furniture and items in your apartment stays here when you move out. The cost for replacing missing items will be charged to you. Kindly remember to report any damages within the first 3 days of your arrival. Contact: info@englunds.se for any issues.
If something breaks during your stay, please let us know. And if you (or a family member) are the cause of something breaking in the apartment you are liable and will be charged for the cost to repair the damages. This also applies if you have lost a key.
You are responsible for maintaining cleanliness and hygiene in your rooms. If extra hours are needed for the departure cleaning due to poor maintenance, the extra hours might be charged to you.
Respect your neighbors, no disturbing noices is allowed anytime of the day. Remember to not use loud music, shower or dish-/washingmachine between 9 PM and 7 AM.
Please do not touch the thermostats. Everything is adjusted automatically depending on the outside temperature all year round. In autumn and spring the indoor temperature can vary due to large temperature differences outside. This means that the temperature in the apartment can be lower for a short period.
If you would like to have your name on the mailbox please let us know.
On the upper floor, the café sets must be folded up when not in use to allow for possible evacuation.
During the summer you can get table-fans from us. Kindly send your request at least 1 week in advance to receive delivery of this (main key will be used to leave it if you are not home.)
Pets and smoking
Pets and smoking is strictly prohibited, smoking is also prohibited on the balconies.
There is a charge starting from SEK 5 000 excl. VAT if smoking has been detected.
Keys
For any lost keys we charge SEK 750 excl.VAT
For lock opening/lost key office hours we charge SEK 1 000 excl.VAT
For emergency lock opening/lost key outside office hours we charge SEK 3 000 excl.VAT
Information
On the upper floors, it is not permitted to open windows for safety reasons, therefore there are no handles there. If extra ventilation is needed, increase the amount of air extraction on the kitchen fan or open the door for a short while.

The fan on the left is for ventilation/air extraction.
The fan on the right is used for cooking.
Washing-machine and dishwasher
When using the washing machine, it is not allowed to mix colors. White should be washed separately, black separately, etc. This is because we want to keep our towels and sheets in fresh and good condition.
Only dishwasher tablets are used in the dishwasher
When you are not using the washing machine or dishwasher, they must be left open to prevent mold due to moisture.
During winter-time, kindly be careful walking on the wooden deck, it can be slippery.
The janitor sands and showels the snow away when needed, and there is more sand in the box to use if needed and a broom and shovel is placed on all sides.
Candle lights are not allowed in the apartment.
Do not leave garbage outside your door, it attracts birds and pests.
Contact
If something is wrong in your apartment or to report an issue, for example: broken refrigerator or a light needs to be replaced.

When you contacted, you must specify your address and apartment number and if you allow the janitor/landlord to enter your apartment with a main key if you are not at home.
If you do not allow the janitor/landlord to enter the apartment without you present, you must specify a phone number where you can be reached.

In case of water leaks, electricity blackouts after 4 PM or during weekends contact our emergency service 0243-225050 button selection number 3.

DEPARTURE
Make sure to clean the apartment, empty the trashcans in kitchen and bathroom, empty the refrigerator/freezer and to bring all your belongings.
We do not take responsibility for forgotten items. If extra hours are needed for the departure cleaning due to poor maintenance, the extra hours might be charged to you. All information regarding key pick-up and access to the apartment will be sent to you by email prior to arrival and departure.

Garbage disposal and recycling
You can dispose glass, metal, residual waste, food waste, plastic, and paper packaging in small-sized items. Please follow the instructions carefully on the waste containers regarding how to sort and dispose of your waste. An invoice will be sent to tenants who do not sort according to the rules.
The garbage disposal containers are located outside between Köpmansgatan 14-16.
- Organic waste is waste that can be used in a compost and is disposed of in a brown paper bag. Each apartment is equipped with one set of paper bags. The paper bags can also be found free of charge at your local grocery stores.

Please use for: Food, fruit and vegetable leftovers, eggshells, household paper, coffee-grounds, coffee filters, tea bags and flowers.
For waste that cannot be used in a compost see below:
- Residual waste (always use with plastic bag)

Please use for: Residual waste which is non-biodegradable.
- Glass, metal, plastic and paper packagings should be sorted without plastic bag.
Aluminum cans and plastic bottles marked “PANT”
Plastic and metal bottles/cans for soda etc. produced in Sweden are labelled “pant”.
These can be recycled in a grocery store in exchange for money, which means that when you leave a bottle, you receive 1-2 SEK back in a receipt that can be exchanged to cash at the cashier in the grocery store.

Recycle cans without “PANT” mark:
These bottles are imported from other countries and cannot be exchanged for money. You can recycle these at your closest recycling station on address: Prästgårdsgatan, 771 32 LUDVIKA.
Items that need to be brought to a recycling station


Bulbs, batteries and cardboards are deposited in the Municipality’s green receptacles at the recycling station. You will find nearest recycling station 700 m from the apartment, 8 min walking:

Tips and guidelines for cleaning and using the apartment
It is expected that you clean the apartment weekly during the tenancy. Cleaning equipment is available in your apartment with cleaning products.
Cleaning products are included when moving in and do not need to be replaced when moving out.
Using and cleaning the floors
Use the vacuum cleaner at least once a week to clean the floors of the apartment. It can also be used on furniture such as the couch. If the dust bag is full, you can find vacuum cleaner bags for example at: Elgiganten and some grocery stores with a bigger selection such as ICA Kvantum or Stora Coop in Ludvika. Note the model of the vacuum cleaner or bring the bag to the store and ask for bags for the same model.
After vacuuming you should mop the floors with lukewarm water mixed with a mild detergent specifically for floors. Make sure to press out as much of the water as possible back into the bucket before placing the mop on the floor. Too much water will damage the floors.
Remember not to use outdoor shoes indoors since that cause damages to the floors.
Using and cleaning the kitchen
Make sure you clean in the kitchen after every use. Wipe countertops, stove, microwave and zink to avoid permanent stains. Fridge and freezer needs to be cleaned regularly to avoid smell and mold. Use water and a mild detergent specifically for kitchen. Remember that excessive use of water can damage the surfaces and cause waterdamages.
When cooking, make sure to turn on the fan to prevent smells from lingering and clinging to the fabrics in the apartment. If necessary, open windows/door during and after cooking to air the room. Please ensure that the fan is kept clean and free of oil and grease buildup.
Please note that the fan operates quietly and produces very little noise, which is normal.
Using and cleaning the bathroom
Do not flush objects that cause blockage in the building’s plumbing. Only toilet paper is allowed to flush. Kindly use the trashcan in the bathroom for everything except toiletpaper.
When cleaning the bathroom, it is not allowed using the hose/shower to wet all surfaces as this cause big damages. Be sure to regularly clean all areas in the bathroom including the shower, washing-machine and toilet to maintain their condition. Remember not to use excessive amounts of water. And remember to pull off the water with the scraper after every shower.
You will be responsible for any repairs needed due to misuse, beyond normal wear and tear.
