The notice period for an apartment is usually three full calendar months. Your specific notice period is stated in your lease agreement. Notice periods for parking and garage contracts are regulated in their respective agreements.
Stairwells
Strollers, walkers, etc. must not be stored in stairwells. They should be kept in designated stroller/bike rooms or in your apartment. Strollers often contain chemicals that, in the event of a fire, produce heavy smoke and toxic gases and may obstruct evacuation.
Hallways in basements and/or attics are evacuation routes and must not be blocked or cluttered. Recyclables and bulky waste such as cardboard boxes, furniture, etc., must not be left in common areas but taken to recycling or designated disposal points.
Apartments
Smoking is not allowed in apartments or any indoor areas of the building.
Open flames are strictly prohibited on balconies and in common areas.
Flammable materials (e.g., gas or gasoline) must not be stored in the apartment, on the balcony, or in attic/basement storage.
Smoke detectors must be installed in every apartment. The tenant is responsible for checking them and replacing batteries. If the detector doesn’t work, contact maintenance.
Other areas
Bicycles may only be parked in bike racks outside the building or in the bike room. Bikes can block evacuation routes.
Doors to and from common areas must not be left open or blocked.
In garages, only vehicle parking is allowed. No other items (e.g., tires) may be stored, and no flammable materials except a fuel can in the car may be kept.
Smoke must never disturb neighbors. If you find the smoke bothersome, speak with your neighbor. If that doesn't help, contact your landlord. If a neighbor complains about smoke, the landlord will assess the situation. If smoke causes damage to an apartment, the responsible tenant will be liable for the cost of cleaning and restoration.
If you experience disturbing noise from a neighbor, we recommend first speaking with them directly about the issue. If that doesn’t help, contact your landlord.
If the disturbance occurs late at night, call the disturbance hotline at 0243-225050, option 3. You can remain anonymous. The hotline will locate the source of the noise and visit the person responsible. The incident is documented and reported to the landlord.
A furnished apartment means we rent out a fully equipped home—ready for immediate move-in! These apartments include beds, sofas, dining tables, cutlery, dishes, vacuum cleaner, bed linens, towels—everything needed for comfortable living. Our furnished apartments are available to both private individuals and companies.

The notice period is 3 months unless otherwise agreed, and starts from the next upcoming month-end. Englunds handles apartment viewings, while Komfast is responsible for the final inspection and key handover.

To rent a home or premises from us, we require that tenants have:
A steady income
No payment defaults
No pets and non-smoking
You may paint and wallpaper your apartment at your own expense, provided the work is professionally done and the result (e.g., color and design) is acceptable to future tenants. If these conditions aren't met, you may be required to restore the apartment.
You are not allowed to alter the layout or make changes to electrical or plumbing systems. Always consult the property manager before starting any work—especially if you plan to install blinds, lay flooring or carpet, or make changes in wet areas.
Are there any issues in your apartment or in the common areas of the building? For example, dripping faucets, malfunctioning washing machines in the laundry room, broken lighting in stairwells, or similar.

Urgent issues outside office hours
Urgent issues may include electrical problems in the apartment, clogged toilets, blocked floor drains in bathrooms with rising water, or water leaks. If you consider the issue urgent, contact the emergency property service at 0243 - 225050, option 3.
